Located in the Physis Equipment Campus in Beilun, Ningbo, the project involved the restoration of large-scale fair-faced concrete façades, covering 5,831 sqm. Designed by Italian architect Roberto Pellino in collaboration with milanesi|paiusco, the architecture adopts concrete as its primary material to convey solidity and reliability, reflecting the company’s identity.


The façades combine two finishes: light gray smooth concrete with visible bolt holes and darker OSB-textured concrete, produced with oriented strand board formwork to evoke a natural, tactile impression. This duality creates a structurally expressive and visually balanced envelope.


As specialized consultants, FORME conducted detailed degradation mapping to identify issues such as casting color variations, honeycombing, and water infiltration. This method allowed precise interventions, avoiding unnecessary surface coverage that would compromise the material’s natural character.


The restoration strategy was developed in collaboration with Italian specialists, combining international expertise with local practices. On-site mock-ups tested repair techniques, ensuring accurate color matching, texture reintegration, and respectful treatment of defects while preserving the authentic appearance of the concrete.


Finally, all surfaces received a nano-scale protective treatment. Deeply penetrating the material, it provides long-term resistance to moisture, pollutants, and UV radiation while remaining invisible and breathable. This ensures durability and environmental stability without altering the original texture and tone of the concrete.
